YOUR RENT
Phoenix has 217 garages for rent in the Downham and Bellingham areas. We let garages to Phoenix tenants, leaseholders and other residents. We do not have any vacancies at present but new applicants will be added to our waiting list.
Renting a Phoenix Garage
Paying your Garage Rent
You will need to pay 4 weeks' rent in advance when you sign the tenancy agreement for a garage. We normally ask you to pay garage rent by Direct Debit. Alternatively, you can pay by:
We can't accept cash at our offices. Housing Benefit does not cover garage rent. Garage rent charges are reviewed every year.
Why is the rent for Phoenix tenants less than for other residents?
Under Value Added Tax (VAT) regulations, we have to charge VAT (currently at 17.5%) for a service not linked to providing accommodation. Leaseholders and Phoenix tenants do not have to pay VAT.
What can I store in my Garage?
Garages should be used mainly for storing cars and motorcycles. You can use your garage to store other items, such as furniture, but you are responsible for insuring anything you keep in the garage.
You must never keep paint, gas bottles or petrol cans in your garage.

The main conditions are as follows:
Reporting Problems
We ask garage tenants to report problems as quickly as possible. You can telephone our call centre on 0800 0285 700 (free from your landline only) or 0844 264 2844 (low cost from your mobile. Any other problems with rent or tenancy issues can be reported to the the above numbers.
How do I Apply?
To check if we have a garage available in the area of your choice, call us on 0800 0285 700 for landlines or 0844 264 2844 for mobiles. We will ask you to fill in an application form, which we can either send or you can pick one up from our offices.

- You must be over 18 to rent a garage.
- We let garages on a first-come, first-served basis but Phoenix tenants have priority.
- You can rent one or more of our garages.
- We will give special consideration to people who have exceptional needs.
- Phoenix residents, or former residents, must not have rent or service charge arrears.

- You must not sub-let your garage to another person
- You may park outside the garage, providing you are not obstructing others
