Caretaking Service
 Phoenix caretakers
Phoenix employs a number of caretakers who look after our blocks of flats and estates. The Caretaking Manager is Carl Lynch, the Caretaking Supervisor is Mark Rayner. They carry out regular estate inspections to ensure that the caretakers are carrying out their duties and keeping the blocks and estates clean and litter free.

The main responsibilities of the caretaking service:

  • Carry out cleaning to all internal and external areas as directed. E.g. - Lifts, staircases, corridors, landings, walls, and windows etc. and including the removal of graffiti from all communal areas and use mechanical cleaning equipment as directed.
  • Check communal lighting to all areas and replace bulbs as required.
  • Carry out checks to communal areas and report communal repairs, keep records, post inspect repairs and confirm work has been completed.
  • Carry out minor grounds maintenance tasks to areas as directed.
  • Remove weeds from all hard surface areas and apply herbicide when required.
  • Check paladins regularly, rotate/ change as required and ensure no spillage is left on chamber floors, disinfect area as necessary
  • Regularly check all chutes; unblock if required to ensure they are free from obstructions.
  • Remove Lumber/ Furniture etc. from communal areas to lumber stores or designated pick up points and assist when collected.
  • Ensure that during periods of snow that all paths and roads are salted and gritted.
  • Unblock gully drains and ensure covers are free from obstructions
