Works to Your Home - Introduction

Dear Phoenix Resident,

We are now well on the way to achieving what we set out to do. As soon as the transfer agreement was signed, back in December 2007, we commenced work on the pilot Decent Homes projects. We are now one-third of the way to completion of Internal Works (Kitchens and bathrooms) and Doors and Windows.

We fully understand that getting the improvements carried out is Works to your home cover

one of the main reasons that tenants voted for the transfer. However, we hope that you will also want to become involved in the important work of making Phoenix the best that it can be, and a true Community Gateway organisation.

It is your involvement that will ensure everything goes to plan, so do come along to any meetings that you can, or if you are not able to, telephone our Community Development Team or the Tenant Liaison Officers who will be helping in your area and will be happy to call on you.

With such a large number of properties to be improved, it is unavoidable that some will be earlier in the programme than others. Our staff have made sure every property that needs it will have some work done in the first two years. The first package of works includes new secure front and back doors. The second package is the internal works - kitchens, bathrooms, rewiring - and these works together should all be complete within the first five years.

We do ask you to be patient and bear in mind that if your property is not one of the first, it will certainly get there in the end! It is important that you give our surveyors and contractors access when they need it, so that we can keep to the schedules. At the same time, do please remember the dangers of letting unauthorised callers into your home, ring Phoenix immediately if you have any doubts. No authorised person will mind being asked to wait while you call to check credentials.

Of course there will be some unavoidable dirt and disruption when the physical works start, but it will be worth the effort. Our contractors have undertaken to leave your property in a reasonable and liveable condition at the end of each day and to provide respite areas where they are needed.
Please don't forget: if you or your neighbour need additional help because of being elderly or otherwise vulnerable, we will have our own Phoenix Liaison Officers to help out as needed. Call the Investment Team and let us know, or tell the surveyors when they come round.
We hope you will be very satisfed with the results in the end and will join our Phoenix to make it a truly successful organisation for all our futures.
